The villa

A two-storey four bedroom villa in a quiet gang off Jl. Raya Semat, in the middle of Berawa. The four bedrooms sit on the ground floor, each with its own bathroom, opening onto a 10 by 4 metre pool that runs the length of a walled tropical garden.

Upstairs is the heart of the house: a wide open living, dining and kitchen space under a high alang-alang ceiling, with a billiard room alongside it and a gazebo and sun terrace off the end for afternoons in the sun.

There are two kitchens, one on each floor, so the house works as easily for a family as it does for a group sharing. Six minutes by car to Berawa Beach, and close to Finns Beach Club, the coffee shops and the restaurants Berawa is known for.

• Carport, 9,000 W supply and deepwell water

Arranged separately

Staff and services are already established at the villa. Tenants keep them on and pay directly, at cost — nothing is marked up. Current monthly rates:

• Garden maintenance, twice weekly — IDR 800,000
• Pool maintenance, twice weekly — IDR 700,000
• Internet — IDR 550,000
• Banjar (community) fee — IDR 200,000
• Electricity and laundry — on usage

Customary once-yearly Nyepi bonus for the gardener, pool attendant and housekeeper.
